Villa Nadezda is a private family home that we rent out to guests. These rules exist so that everyone — you, the neighbours and the people who look after the house — has an easy, quiet holiday. If anything here is unclear, write to us before you arrive and we will explain.
Check-in and check-out
- Check-in: from 15:00 on the day of arrival.
- Check-out: by 12:00 noon on the day of departure.
- Check-in is self-service. The keys wait for you in a key safe beside the front door, so you can arrive at any hour, day or night.
- The day before you arrive we send you the entrance barrier numbers and the key safe code by WhatsApp and e-mail.
- Paradise Gardens has two entrance barriers and either one will let you in. You open it with a free call from your mobile phone; the numbers are in your arrival message.
- Need an early check-in or a late check-out? Ask us. If the villa is free on either side of your stay we will usually say yes, but we cannot promise it in advance.
The house
Villa Nadezda, Paradise Gardens 1, Villa V7, 39 Leoforos Taxiarchon, Kato Paphos 8036, Cyprus.
- 140 m² over two storeys: three bedrooms, three bathrooms, and a 60 m² living area with kitchen and dining table.
- A private patio and garden, and free parking right beside the house.
- The villa sleeps a maximum of six people. The number of guests staying must match the number on the booking.
- The swimming pools belong to the whole complex and are shared with the other houses. There is no lifeguard: you swim at your own risk, and children must always be watched by an adult.
What is included in the price
- Electricity, water, air conditioning and heating. No meters, no counting kilowatt-hours and no bill at the end of your stay. We only ask that you use them with care — Cyprus is a hot, dry island where water and electricity are precious. Please switch off the air conditioning and the lights when you go out, keep the windows and doors closed while the air conditioning is running, and try not to leave taps running.
- Wi-Fi throughout the house.
- Bed linen and bath towels, fresh for every arrival.
- A starter set of kitchen and bathroom basics to get you through the first day.
- Cleaning before you arrive and after you leave.
- Free parking beside the villa.
Beach towels are not provided. Please bring your own or buy one locally, and leave the white bath towels in the bathrooms.
House rules
- Six guests maximum, and only the people named on the booking may stay overnight.
- No smoking or vaping indoors. This includes e-cigarettes and heated-tobacco devices. You are very welcome to smoke outside on the patio.
- No pets.
- No parties or events. Villa Nadezda stands in a quiet residential complex with families living on every side.
- Please keep the noise down between 23:00 and 08:00, and around the shared pools at any hour.
- Please do not move furniture between rooms, and do not take indoor furniture, cushions or bedding out to the pool.
- Wet swimwear belongs on the patio, not on the sofas or the beds.
- Accidents happen on holiday. If something breaks, simply tell us — it is far easier to put right while you are still here than after you have gone.
Safety and security
Paradise Gardens is a gated complex with barrier entry, but please treat the villa as you would your own home.
- Close and lock the windows and terrace doors every time you leave the villa, and again before you go to bed. Please check the ground floor in particular — those windows and doors are the easiest to reach from the garden, and they are the ones guests most often forget.
- Do not leave valuables on the ground floor overnight. Laptops, cameras, handbags, passports, jewellery and cash belong upstairs with you, not on a table by a ground-floor window.
- The key safe. If you leave a key in the lockbox for a friend, a driver or someone arriving later, scramble the dials to random numbers the moment you close it. Leaving the correct combination showing means anyone walking past the door can read it and open the box. Please do the same when you check out.
- Do not share the barrier or key safe codes with anyone who is not staying with you, and please do not write them down anywhere in or around the villa.
- Lock the front door even when you are only in the garden or on the upper terrace.
- Emergency number in Cyprus: 112 (police, ambulance, fire). Our own number is in your welcome letter — call us at any hour if something is wrong.
Booking and payment
- Booking direct with us: 50% of the total is paid when the booking is made, and the remaining 50% no later than seven days before arrival. Prepayments are non-refundable.
- Booking through Booking.com or Airbnb: payment, changes and cancellation follow the terms you accepted on that platform.
- There are no hidden extras. Utilities, cleaning, linen and parking are all in the price.
- Prices are quoted for the whole villa, not per person, for up to six guests.
Before you leave
- Leave by 12:00 noon.
- Leave used towels in the bathrooms and take the rubbish out to the bins.
- Wash up or load the dishwasher and switch it on.
- Switch off the air conditioning and the lights, close all the windows and lock the terrace doors.
- Put the key back in the key safe, close it and scramble the dials.
- Check the wardrobes, the bathrooms, the safe and the charging sockets — that is where forgotten things live.
- Tell us if anything was damaged. We would much rather hear it from you.
Registration and licence
Villa Nadezda is a legally registered self-catering holiday property in the Republic of Cyprus. Our licence number issued by the Deputy Ministry of Tourism is 0006510. Guest details may be recorded where the law requires it, and are handled as described in our privacy policy.
