Villa Nadezda is a two-storey holiday house in Kato Paphos, Cyprus, built in 2002 and run by its owners rather than by an agency. It stands inside Paradise Gardens, a quiet residential complex on Leoforos Taxiarchon, with a large swimming pool for adults and a separate shallow pool for children just a short walk from the front door.
The house has three bedrooms, two bathrooms and a separate guest WC, spread over 140 m² and two floors, and sleeps up to six guests comfortably. Inside, the atmosphere is warm and natural: solid wood furniture throughout, handmade paintings on the walls, a fully equipped kitchen, air conditioning and free Wi-Fi. It is a real home rather than a hotel-style interior, which is exactly why families with children tend to settle in quickly.
A private patio at the front is the place for morning coffee, quiet reading or an evening drink after the beach. The villa looks out over a green square between two residential complexes, well away from busy roads, so evenings here are genuinely quiet. Free private parking is included, which makes day trips to Akamas, Omodos or Lara Beach straightforward.
The ground floor holds the open-plan living and dining area, a fully equipped kitchen and a separate guest WC. Glass patio doors open onto the private terrace, so on most evenings the two spaces work as one. The three bedrooms are a double room with a desk, a second double, and a twin room with its own small balcony overlooking the garden. There are two full bathrooms — one with a shower, one with a bath.
Paradise Gardens is a low-rise residential complex rather than a hotel, which is what gives it its quiet. A short walk from the villa there are two shared swimming pools: a large one for adults and a separate shallow pool for children, both surrounded by sun loungers and mature planting. Because the complex is mostly long-stay residents and returning guests, the pool area rarely feels crowded even in August.

Paphos International Airport is around 15 km away, about twenty minutes by car or taxi. A rental car is not essential for a stay in Kato Paphos, but it opens up the Akamas Peninsula, Lara Beach and the mountain wine villages such as Omodos — and parking at the villa is free.
Most of our guests are families with children, couples travelling together, or two or three friends sharing the house. Three separate bedrooms, two bathrooms and a guest WC downstairs mean the morning rush is easy, and the quiet square outside is safe enough for children to play in. The villa is not suitable for parties or events, and we do not accept pets.
